The lighting design for the deluxe clubhouse “Khamovniki 12,” designed by Evgeny Gerasimov & Partners, was developed taking into account the building’s tectonics and its perception in the evening. QPRO specialists were crucial to maintaining a balance of light and shadow to highlight the gracefulness of the neoclassical facades without compromising the residents’ privacy.

Compositionally, the 11-story building (excluding the 4 underground levels) has a clear horizontal division formed by interfloor cornices. At night, this tiered structure is delicately emphasized by linear lighting. Because the faсade is richly decorated—from columns, pilasters, and flowerpots to crowning cornices and coats of arms—the lighting is focused. Directed beams highlight the natural stone’s graceful texture, accentuate details, and highlight the masonry elements that carry the main semantic load.

The key axes of the lighting framework are the interfloor bands, as well as the vertical pilasters and piers. The verticals are illuminated using compact fixtures with narrow-beam optics. A precisely focused light beam angle solved the main problem of residential facades: minimizing stray light entering the apartment windows. This delicate approach helped to create the building’s strict evening silhouette, while maintaining complete darkness and comfort in the living spaces.

The decorative elements of the facade feature expressive lighting accents. To create a three-dimensional appearance, the finials at the building’s highest point are illuminated from three sides by wide-angle spotlights. The architectural planters are highlighted by a combination of linear fixtures with narrow optics and low-power floodlights. The visual hierarchy of the decor is achieved through varying brightness levels, allowing key areas of the neoclassical sculpture to be clearly highlighted.
